  • Raw commercial and industrial land around Johnstown and Pataskala has mostly traded between $67,000 and $111,000 per acre. The three 2026 sales, all 18 to 42 acres, closed at $87,000 to $97,000 per acre.
  • Serviced land near the fab site trades higher. A 61-acre industrial tract on Jug St sold for $9.9 million ($162,300 per acre) in November 2023.
  • The CIC closed a megasite land sale for approximately $7.1 million in spring 2026. With about 44 acres sold, that works out to roughly $161,000 per acre.
  • The megasite's road, water, sewer and power are in place, which supports pricing above raw-land comps.
  • The county appraises the main 188.3-acre CIC tract at about $10,500 per acre for 2026. It is tax-exempt public land, so that figure is well below market value.
