Dana Whitlock at Basin & Range is representing a confidential buyer on a 1031 exchange, single tenant net leased industrial in northern Nevada at $9M to $15M. We're looking at 1450 Greg Street. Three things before we take it to her:

  1. The offering shows 61,200 SF and the Washoe County record shows 57,900 SF. At $12.4M that is $214 a foot against $203. Which is right, and is the difference a mezzanine?
  2. The 6.25% cap uses $775,000 of rent, and the lease abstract shows that rent starting March 2027. What is the tenant paying today?
  3. The roof is marketed as a tenant obligation, but the abstract reads NN. Who carries roof replacement, and when was it last done?

Why these three. The size gap moves the price per foot by $11, which decides whether this beats Vista Boulevard. A rent that starts next March means the 6.25% is a future yield, not today's. Roof terms change the reserve the buyer has to hold.

Dana Whitlock at Basin & Range is representing a confidential buyer on a 1031 exchange, single tenant net leased industrial in northern Nevada at $9M to $15M. We're looking at 2205 Lear Boulevard. Three things before we take it to her:

  1. The OM prints a lease expiration of June 31, 2034, which isn't a real date. Is it June 30, 2034, or a different month?
  2. The guaranty is listed as corporate. Is it the parent company, or the operating subsidiary that signed the lease?
  3. The lease summary mentions a tenant right of first refusal. Does it apply to a sale of the building, and has the tenant waived it for this marketing?

Why these three. An impossible date usually means a typo was copied from the abstract, so the real term needs confirming. A subsidiary guaranty is a different credit. A live right of first refusal can push a closing past the 180-day exchange deadline.

The exchange clock drives the whole cadence. The relinquished property sold September 15. Up to three replacement properties must be identified in writing by October 30, and one has to close by March 14, 2027. A listing that can't answer three questions in a week does not make the list.

  • Any assignment or sublease in place, and who is in occupancy
  • Capital spent on roof, HVAC and paving in the last five years
  • Insurance and tax reimbursement history against the NNN claim
  • Whether the seller will accept a 21-day feasibility period
