Metal shop and storage buildings, a masonry office and an open gravel yard behind one fence line, half a mile from I-215. The owners' contracting business operates from the site today and moves out next year.
All four parcels are zoned M-1. The 2014 ALTA survey certifies the two building parcels at 2.208 acres with 31 striped spaces. The yard parcels can be leased on their own.

Earlier marketing described the site as 2.5 acres plus a 1.3 acre yard. County records total 3.86 acres across the four parcels, and that is the basis for this opinion. We will order a title report and confirm the legal descriptions before launch.

Most industrial space delivered in the valley since 2021 has been distribution buildings over 250,000 SF in the northwest quadrant. Buildings under 50,000 SF with a fenced yard are rarely built, and several cities now limit outdoor storage, which makes existing M-1 yards harder to replace.
Small-bay rents have risen 43% since 2021. Vacancy has drifted up as rates rose, but remains low, and owner-users that cannot find space to lease are buying.

The two investor sales closed at 5.85% and 6.40%. We select 6.00%: the land ratio and separately leasable yard draw the outdoor storage buyers who paid 5.85%, offset by older, smaller buildings. The list price implies 5.60%.
